Phase Electric: Keeping the Lights On Since 1990
“What
in the world is a night-light walk through?”
That
was the question we asked in 1990 when a community manager
first asked us to bid for a “night-light walk through.” In
those days, a monthly maintenance program for lighting was not
as common in HOAs as it is today. But we figured out what was
needed, offered our proposal and it was subsequently accepted.
The rest, as they say, is history.
We
discovered that regular lighting maintenance was a good idea
and that homeowners associations desperately needed it. We
also learned that it could lower a community’s liability and
operating costs, and that we could provide such maintenance in
an effective and professional manner, which at the time was
rare.
We
began to promote lighting maintenance. We determined exactly
what communities needed and developed our maintenance contract
specifications and our operational procedures accordingly. We
became involved in the industry and in professional
organizations. We educated community managers and boards of
directors on the benefits of scheduled maintenance. Now,
fifteen years later, it would be rare to find a community
manager in Orange County who was not familiar with the
practice of lighting maintenance.
The
idea of lighting maintenance has caught on in other counties
too, and soon it will be a common practice throughout the
state. The industry is becoming aware that lighting
maintenance is much more than replacing light bulbs, and we
are proud to have made a contribution to that end. Today,
Three Phase Electric provides monthly lighting maintenance
services for over 250 Southern California communities.
Three
Phase Electric has been presented with the “Excellence in
Service” award three times by the California Association of
Community Managers. When an award such as this—which is
typically awarded to industry professionals such as bankers
and lawyers—is presented to the electrician, it is truly
meaningful.

Electric now serves Orange County, San Diego County, Los
Angeles County and much of Riverside County. We offer HOA
services including monthly lighting maintenance,
troubleshooting and repair, vandal resistant solutions, lamp
and electronics recycling programs, new installations and
upgrades, hi-reach lift services, aging community electrical
renovations, energy efficient alternatives, 24-hour emergency
service and holiday lighting.
